OK, it's an oldie (copyright 2004 Stone Pine Press), but it's a goodie, if you're looking to break into residential investment properties (rental units) I would recommend the easy reading in "How to Invest in Rental Properties without Mortgaging Your Soul" by Mabel Armstrong (ISBN: 0-9728929-0-7). Although I found it a bit elementary it does explain clearly the concept of leverage, and the value of buying and holding real estate as a long term investment. What I found most valuable, and the reason I keep tihs book within arm's reach, are the valuable calculations.
