Did you know the USDA has Mortgage Loans??
Me neither! I just learned of this loan program thru the USDA (United States Department of Agriculture) for rural properties. "Rural" in the broad sense of the word, Berthoud qualifies, as does Johnstown, etc... If you or someone you know(friends/family/co-workers) might be interested in buying a home but think you can't afford it this might be the program for you. Programs are avaiable with VERY low interest rate, like 1%-4%, and 33 to 38 years in duration.
Check out the following link to see if you might qualify for this program, then contact me for further information and to start shopping for your new home!

Ever thought about being a Landlord?
Now is an excellent time to purchase properties for rentals. The foreclosure crisis has provided the housing market with some great deals that you can take advantage of now. Think about it...all these people who are losing their homes need some place to live, preferably in the same type of housing and area where they have been living. Some people losing their homes have been more than capable of paying $1000 or more for their mortgage, but when their ARM loans skyrocketed with outrageous interest rates some homeowners were faced with double the mortgage they started with, then its hard to get yourself out of that hole once you fall behind. Think about the quality and quantity of families now needing rental homes, and probably for long rental terms as well. If you are fortunate enough to be in good financial standing you may want to give some serious thought to adding residential investment property to your portfolio and become a landlord. Let me know how I can help. I have rental property of my own and manage them directly, I also have some very cool software for calculating your potential return on investment….let’s talk!
